Remedial Builders Western Suburbs
This sizable 70’s apartment complex in Harris Park, in Sydney’s Western Suburbs needed some TLC and a modern facelift to bring it back to its original glory. With its 32 apartments over 9 levels some urgent remediation works were required due to the normal expected building structure movement as well as some deterioration due to its age.
Leak Detection and Strata Waterproofing
The rooftop structure is a flat concrete waterproofed deck and due to inadequate waterproofing, the existing membrane was failing and therefore had to be removed. The area was thoroughly prepared for a new UV slip resistant trafficable waterproof coating to avoid water ingress to the units below. The entire rooftop area was remediated.
The balcony floors were severely deteriorated due to exposure and failing membranes. The drainage locations and falls were not sufficient and the ponding of water was occurring on the majority of the balconies. The walls and slabs were also saturated which in turn was causing internal water damage and creating an unhealthy mould issue inside the units.
All 32 balconies were re-waterproofed using a PVC Sheet Waterproofing membrane system and new contemporary ceramic non-slip floor tiles were laid. The balcony walls were all skim coated with an acrylic render.
With constant expansion and contraction of the building elements over a period of time, there were several horizontal joint cracks forming around the facade of the complex. All of these were rectified and repaired to again prevent any further water ingress.
Concrete Cancer Repair
The building was also experiencing concrete spalling to the soffit and slab ends of the balconies. These areas would increase in severity if left untreated and cause concrete to start falling off. It also reduced the structural strength of the balcony structure overtime. All of the concrete spalling repairs were treated and repaired.
Balcony Repairs and Balustrade Replacement
The current metal framed glass balustrades were unsafe and non-conforming. The metal frames and fasteners were corroding and the glass panels did not consist of safety glass. Every existing balcony balustrade was removed and replaced with new frameless glass balustrades and aluminium powder coated handrails to comply with the current Australian standards.
Strata Building Painting and Rendering
Our final task was to provide a fresh contemporary look to the building by applying a new paint application. Due to poor preparation of the previous surface, contaminants and water ingress through failed seals and cracks, the paint coatings had deteriorated, faded and cracked and started to detach and flake. A new Taubmans texture coat paint system was applied to the entire facade to give the outside a new lease of life.
