Deck repairs and replacement Northern Beaches.
This modern home in Balgowlah Heights needed only a few modifications and minor upgrades to retain its current coastal ambience.
The homeowner was experiencing leaks into the downstairs areas from a number of entry points. Upon thorough investigations and water testing in numerous locations, we discovered the sliding door off the timber deck was causing water to ingress and navigate its way to the bedrooms below.
Our client also wanted to upgrade the deck area and remove the existing timber decking and handrails and replace with new.
Waterproofing and Leak Detection
The sliding door sub sill needed immediate remediation to prevent further leaks into the downstairs areas. The sub sill flashing was replaced with correct detailing to avoid water entering this location. Water damage had occurred to the internal walls requiring patch repairs to the gyprock and replacement of new timber architraves. Drummy render was also removed and replaced with new acrylic render around the outside walls of the door.
Timber Deck and Glass Balustrade
We replaced the old, rotted timber deck with new treated pine. Due to age and deterioration, some of the joists from the flooring structure also needed replacing to create a strong and durable deck for many years to come.
To complete this brand new deck, new frameless glass handrails with top rails were installed to compliment the panoramic water views across Middle Harbour.
Exterior House Painting
The last stage of this project involved the painting of the entire exterior of the house. Our team of professional painters undertook thorough preparation of the exterior surfaces and used high quality products to produce a beautiful finish.
